Investor Mentality vs Realtor Mentality
One of the most important conversations we have with property owners is the difference between selling directly to an investor and listing the property on the open market. Investors typically purchase homes “as is” at a significant discount to market value. The reason is simple. The investor assumes the risk of purchasing the property, completing renovations, and reselling it for profit. In many cases, these purchases occur at 25 to 40 percent below the price a fully renovated home might sell for.
The investor’s goal is to quickly purchase the property, complete renovations within three to six months, and return the property to the market. However, if a property owner has the time and the situation allows, listing the home on the Multiple Listing Service may generate a higher return because the property is exposed to a larger pool of potential buyers. Part of our role is helping you evaluate both paths and determine which option makes the most sense based on your timeline and financial goals.
